Energy and Water Benchmarking G2G performs energy and water benchmarking services for commercial and multifamily properties to determine baseline energy/water performance, ensure compliance with local benchmarking laws and ordinances, and track progress against performance goals at asset and portfolio levels. Energy and water performance scores are generated for qualifying assets.

ENERGY STAR® Certification Services G2G provides required services for obtaining ENERGY STAR certification of qualifying commercial and multifamily properties. Services include application data verification, indoor environmental quality measurements, audit response, and signing/stamping completed applications as Licensed Professional in accordance with program requirements.

Building Tune-up Assessments / BEPP Advisory G2G delivers advisory services to help clients comply with local energy performance laws and regulations such as Philadelphia’s Building Energy Performance Program (BEPP). As a qualified Tune-up Specialist, G2G conducts Tune-up Assessments of energy and water systems and completes reporting of inspection and corrective action data for covered buildings. G2G provides high-performance building verification services for qualifying assets.

LEED® Advisory Services G2G provides full range of LEED advisory services including completion of required application and registration forms, gap analyses for existing buildings, checklists for applicable rating systems, and documentation of measures required to achieve desired level of LEED certification.

Energy Assessments and Performance Improvement Recommendations G2G performs inspections of existing facilities to assess current state of building envelope and major building systems and equipment from an energy efficiency and utility usage perspective. Based on results of our assessments, we identify and prioritize energy improvement recommendations to boost efficiency, lower utility consumption, and reduce operating costs.

Credits, Rebates & Other Incentives G2G identifies federal, state, and local tax credits, utility rebates, and other incentives available to businesses and consumers, as applicable, for energy improvement projects and programs. We assess eligibility on a case-by-case basis so clients have a clear understanding of specific requirements, limitations, and expected benefits. Frequently incentives are very favorable to investors and significantly increase ROI.

Renewable Energy Feasibility Studies (Solar/Wind/Geothermal) G2G performs studies to assess feasibility of renewable energy installations including solar photovoltaic (PV) systems, solar water heating, wind turbines, and geothermal heat pumps. Studies include identification of related tax credits, rebates, and incentives.

Financial Analysis Either as a standalone service or in conjunction with other consulting services, G2G performs financial analysis to support sound decision-making around capital investments. To augment simple payback formulas, G2G can develop more detailed financial models in order to properly support capital budgeting decisions.

Construction Cost Control & Cost Audits Effective cost control is essential to successful execution of every capital program or major capital expenditure. G2G helps implement effective policies and procedures for review of contractor payment requisitions. G2G also performs periodic cost audits to assess contractual compliance by contractors/vendors and identify unsupported or non-compliant costs for client recovery.

Construction Process Improvement G2G has deep expertise in processes required for effective management and execution of capital projects and programs. We perform rigorous assessments of existing project management policies and procedures to identify risk factors and areas for process improvement. Implementing process improvement recommendations enables clients to mitigate financial and legal risks and enhance project performance relative to cost, schedule, and quality.

Cost Segregation Studies G2G reviews project costs to identify assets qualifying for accelerated depreciation under the Modified Accelerated Cost Recovery System (MACRS) for federal tax reporting purposes. G2G segregates tangible personal property and land improvements into applicable shorter-lived asset classes to reduce tax burden and increase cash flow, thereby increasing ROI and accelerating payback.

Real Estate Operating & Maintenance Cost Reviews G2G performs detailed reviews of facility operating and maintenance costs for existing real estate portfolios or specific real estate assets. We review costs against applicable vendor agreements or lease terms to identify improper or inaccurate billings for recovery or reconciliation. G2G also identifies cost savings opportunities available through vendor consolidation or enhanced vendor sourcing and selection techniques.
